Refund & Cancellation Policy
What we charge for, how to cancel, when a refund is due, and the property payments this policy does not cover.

This policy is a template prepared for Shyam Property Mart and has not yet been reviewed by a legal professional. Before publishing, have an advocate confirm it against the Digital Personal Data Protection Act 2023, the Real Estate (Regulation and Development) Act 2016, and the current terms of your payment gateway. Company registration, GST and RERA details still need to be filled in.
1. What this policy covers
This policy applies to subscription payments made to us by property consultants, advisors and developers for access to the listing portal.
It does not apply to money paid towards a property. Section 5 explains that distinction, and it is the part most people are looking for.
2. Subscriptions and billing
- Plans are offered on a recurring basis and are billed in advance for the period you select.
- A trial, where offered, is free and converts to a paid plan only if you choose to upgrade.
- Your plan determines listing limits and features. Upgrading takes effect immediately.
- All fees are stated in Indian Rupees and are exclusive of applicable taxes unless stated otherwise.
3. Cancelling a subscription
You may cancel at any time from the subscription page in your portal, or by writing to us. On cancellation:
- Your plan remains active until the end of the period you have already paid for.
- You are not billed again for the following period.
- Your listings and data remain accessible until the paid period ends, after which the account reverts to the free tier and listings above the free limit are unpublished rather than deleted.
Cancelling stops future billing. It does not by itself trigger a refund of the current period — see section 4.
4. When we refund
We refund in these circumstances:
- Duplicate or failed payments. If you were charged more than once for the same period, or money left your account for a payment that did not activate a plan, we refund the excess in full.
- Billing error on our side. If you were charged the wrong amount or after a valid cancellation, we refund the difference in full.
- Service unavailable. If the portal is unavailable for a prolonged and continuous period due to a fault on our side, we credit or refund the affected portion of your subscription.
- Within the cooling-off window. If you request a refund within 7 days of a first-time upgrade and have not published listings beyond the free limit, we refund that payment in full.
The 7-day window above is a proposed default. Confirm it, and confirm whether it applies to renewals as well as first upgrades, before publishing.
5. What we do not refund
- Booking amounts, token money and payments towards a property. These are paid by you directly to the developer, seller or authority — never to us. We do not receive, hold or control them, and cannot refund them. Their refund is governed by your agreement with that developer or seller and by applicable RERA rules. Raise such a claim with them directly.
- Stamp duty, registration charges and statutory fees, which are paid to the government.
- Brokerage on a concluded transaction, once the service has been performed under a separate written agreement.
- Part-used subscription periods outside the circumstances in section 4.
- Accounts suspended or terminated for breach of the Terms of Use.
6. How to request a refund

- The registered business name and email on the account.
- The payment date and amount.
- The payment or order reference from your receipt.
- The reason for the request.
7. How refunds are paid
- We acknowledge a request within 3 business days and decide within 7 business days.
- Approved refunds are returned to the original payment method — we cannot redirect a refund to a different account.
- Once we initiate a refund, the bank or card issuer typically credits it within 5 to 10 business days. That final step is outside our control.
- Refunds are made in Indian Rupees. Any exchange-rate difference on an international card is a matter for your issuer.
8. Chargebacks
If you believe a charge is wrong, please contact us first — we can usually resolve it faster than a chargeback. Raising a chargeback without contacting us may result in the account being suspended while the claim is investigated.
9. Changes
We may update this policy. The version in force on the date of your payment is the one that applies to it.
